Depending on how you interact with us, we may hold: your name; contact details such as postal address, email address and telephone number; details of land or property in which you hold an interest; correspondence with us; notes of conversations relating to a potential opportunity; and any information you choose to provide when you contact us by email or telephone.

We do not seek special category personal data, and you should not send it to us unless it is genuinely relevant to a discussion.

Most information comes directly from you. Where we write to a property owner, our research may draw on publicly available and commercially available sources — including HM Land Registry records, local planning authority registers and planning applications, local plans and site allocations, mapping and aerial imagery, publicly available company information, and information available on the open internet.

We use personal information to research land and property with possible development potential; to contact owners and their advisers about a potential opportunity; to appraise and progress opportunities; to respond to enquiries; to instruct and coordinate professional advisers; to negotiate, enter into and perform agreements; and to keep records required for legal, accounting and regulatory purposes.

Our lawful bases are: legitimate interests (identifying and progressing development opportunities and communicating with owners and professionals in a proportionate way, balanced against your interests and rights); performance of a contract, or steps taken at your request before entering into one; and compliance with legal obligations where these apply.

Where required, direct marketing by electronic means is carried out only on a basis permitted by the Privacy and Electronic Communications Regulations.

We may share information with professional advisers instructed on a project — for example solicitors, planning consultants, architects, engineers, surveyors and cost consultants — and with funders, joint-venture or development partners where a specific opportunity requires it. We also use service providers such as email and IT hosting providers. We do not sell personal information, and we do not share landowner details for third-party marketing.

We keep personal information only for as long as it is needed for the purpose it was collected for. Enquiry correspondence is generally retained while a discussion is live and for a reasonable period afterwards. Records relating to transactions, agreements and professional work are retained for longer, in line with legal, contractual, tax and insurance requirements. If you ask us not to contact you again, we keep the minimum information necessary to honour that request.

Under UK data protection law you have the right to be informed; to request access to your personal information; to request rectification of inaccurate information; to request erasure in certain circumstances; to restrict or object to processing, including objecting at any time to processing based on legitimate interests and to direct marketing; and to data portability where it applies.

If you are unhappy with how we have handled your personal information, please tell us first so that we can put it right. You also have the right to complain to the Information Commissioner's Office (ICO), the UK supervisory authority for data protection, at ico.org.uk.
