Home Counties Land & Property Ltd is an independent, design-informed property development company based in Farnham, working across Surrey, Hampshire and the surrounding Home Counties.
The company
HCLP identifies land and property with development potential, investigates the planning and development opportunity, secures appropriate interests in sites, coordinates specialist professional teams and works to move viable opportunities towards delivery.
Depending on the agreed strategy, we may acquire property directly, through an option or promotion agreement, establish a joint venture and work alongside funding and delivery partners. What stays constant is the intention to progress good sites and deliver much needed quality homes.
HCLP was established to bring planning, design and commercial thinking together from the outset, taking account of the circumstances of each site.

Matthew has over 20 years of professional experience in residential architecture and development-related work. That background has created a practical understanding of how land, planning, architecture, building regulations, technical constraints, buildability, landscape, viability and housing quality relate to one another and of the people who ultimately live in the places being created.
Matthew has a degree in architecture, undertaken industry leading property development education and training, built working relationships with expert development professionals and consultants and is a member of Buildup, who support SME developers nationwide in all aspects of the development lifecycle.

Why independent housebuilders matter.
Small and medium sized housebuilders (SME's) once delivered a substantially larger share of new homes in England. Their number have fallen significantly since the late 1980s, and government and competition evidence recognises that smaller developers face disproportionate barriers, particularly in planning, while being well placed to bring forward sites that larger developers would not, and to add variety to what gets built.
HCLP is independently owned, which keeps decisions close to the land, the landowner, the local context and the communities we help create. We aim to contribute greater choice, variety and competition in the housing market. With our expertise in planning and our established network of property related professionals we are ideally placed to realise this ambition.
